4. Prior to the commencement of development
4. Prior to the commencement of development, the applicant/developer shall submit the following details to the Planning Authority for written agreement: a) Where roof timbers, battens, wall plates, rafter ends, soffits or fascias are found to be decayed or damaged by water ingress, details of their repair or replacement shall be submitted. Any replacement shall be on a like-for-like basis using the same timber species. b) Existing blue Bangor slates shall be assessed and, where suitable, retained for reuse. Any replacement slates shall match the originals in size, colour, texture and durability. Details and samples of replacement slates shall be submitted for agreement. Original slates shall be retained on the principal roof slopes facing Highfield Road. All fixings shall be non-ferrous. c) Existing clay ridge tiles shall be retained for reuse and re-bedded in lime mortar. d) Details of the proposed relining of roof valleys and replacement lead flashings shall be submitted. e) Samples and specifications of all internal plaster repairs shall be submitted. Repairs shall be carried out using NHL2 lime plaster.
