PROTECTED STRUCTURE: Proposed refurbishment works to Nos. 6-8 Ailesbury Road, Dublin 4; a pair of late 19th C. three-storey semi-detached houses (Protected Structures listed as number 54 on the Record of Protected Structures), roof ridge height circa 12.7 meters above ground level, as described below: • Proposed internal works comprising: Localized reconfiguration of layouts at all floor levels including new openings, new stud partitions and doors; installation of glazed partition to stairwell; reinstatement of separating wall between No. 6 and 8 at all floor levels; fire safety works including upgrading of several existing doors to fire rated, upgrading of existing 1st & 2nd floors to fire rated, formation of fire rated partitions within attic void; replacement of mechanical / electrical services throughout building; replacement of built-in furniture & sanitary fittings throughout building; replacement of modern plasterboard ceilings at ground floor. • Proposed works to building envelope comprising: Refurbishment works to all existing sash & casement windows including replacement of modern double glazing, installation of secondary glazing to various windows; replacement of modern external doors at ground and 1st floor levels, modifications to historic external doors at 1st floor level; removal of dashed render to rear (north) facade and replacement with new insulated render; re-opening of blocked up window opening and installation of new sash window at 2nd floor level to rear (north) façade; replacement of existing slate roof finish with new natural slate roof finish; renewal of copper roof valley; installation of new solar photovoltaic array at roof level; re-pointing and cleaning of brick facades. • Proposed works to external site comprising: Installation of new 2-metre height painted steel railing to west site boundary at front of building with retention of existing hedge; replacement of existing asphalt surface to front yard with new permeable paved surface, new tree planting and grass surfaces to front yard; installation of lighting bollards to front driveway; renewal of site drainage pipework.
