2. The following requirements of the Conservation Division shall be adhered to: (b) Prior to the commencement of the conservation repair works, the applicant shall submit for the written approval of the Planning Authority: Internal works: (i) Detailed window schedule following inspection, including good quality photographs and 1:50 drawings of all surviving historic windows indicating the survival of historic glass (which shall be retained), shutters, architraves, linings and schedule of conservation repair works and 1:20 drawings of proposed new windows including the clerestory window above the staircase (ii) Detailed door schedule including good quality photographs of all surviving historic doors, including the front entrance door, and associated timber architraves and schedule of conservation repair works, and 1:20 drawings of proposed new doors where indicated. (iii) Details of proposed replacement timber skirtings and repairs to historic timber staircase and balusters where required. (iv) 1:20 drawing of the proposed conversion of the rear window at ground floor level to a window/doorway and new steps and guardings to access the new courtyard. Materials for the new steps and guardings shall be high-quality and sympathetic to the architectural character of the Protected Structure (v) Marked-up drawing indicating key mechanical and electrical and ventilation services routes. (vi) 1:50 section indicating any implications arising from the proposed replacement of the existing modern concrete floors and services. (vii) Additional 1:50 N/S existing and proposed long section (through the rear garden, rear extension, small courtyard, rear and front reception rooms including new steps and door to rear reception room, front garden looking east). External works: (viii) Marked-up drawings cross-referenced to numbered photographs that record the loss of historic fabric such decorative plaster cornices, ceilings and walls, surviving and missing timber floorboards and fabric where reinstatement of missing fabric and conservation repairs are proposed. (ix) When safe access is possible, inspect the brickwork and ruled-and-lined rendered external elevations at close quarters and submit a 1:50 drawing with cross-referenced photographs including close-up of existing pointing indicating where repairs are required to the brickwork and render and where samples will be executed of raking-out and evidence-based repointing taking into account the adjoining brick terraced house at No. 11 (Protected Structure), and a detailed specification for repointing and repair of the brickwork. The repointing works shall be executed by an experienced specialist contractor with proven expertise in the proposed works. (x) When safe access is possible, inspect the roof and identify any repairs required on marked-up drawing, including existing and proposed replacement rainwater goods (to be high-quality cast iron). (xi) Record 1:50 drawings of the east and west historic boundary walls, marked-up with proposed removal of vegetation, repairs, consolidation and repointing, accompanied by a specification. Consider whether an alternative less intrusive solution than the existing buttresses along the historic east boundary wall is possible.
