Development Description

PROTECTED STRUCTURE: The development consists of: (i) Cleaning and local repointing repairs of existing brickwork where required to the front façade and the brick chimney stacks; (ii) Upgrade of the existing uPVC rainwater goods to the rear and side elevations to heritage grade, cast iron goods and refurbishment of the existing cast iron rainwater downpipes and gutters; (iii) Cleaning and repointing of the central granite front entrance steps; (iv) Removal of single storey lean-to extension to the eastern gable (6 sq.M); (v) Removal of the existing single storey, western and rear extensions (88 sq.M); (vi) Provision of a new granite faced wall and open air courtyard on the western side of the main house; (vii) Provision of a new door and window at Lower Ground Floor level to enclose the external lobby space located beneath the front entrance steps; (viii) Internal alterations to the front reception room at Lower Ground Floor Level to provide a bedroom with an en-suite bathroom (ix) Replacement of the existing front wall and gates to the existing eastern courtyard with a new granite wall and new painted hardwood gates; (x) Internal and external modifications to the existing Coach House including raising the level of external walls and pitched roof by 500mm, adjusting level of the first floor, provision of new rooflights to the raised roof, modifications to existing glazing and external door opes and provision of new glazing and door opes to the front and rear facades; (xi) Construction of a set back, glazed, 2-storey extension (15 sq.M) at lower and upper ground floor levels to the eastern gable elevation to connect the main house with the existing Coach House; (xii) Provision of new internal connections to the modified eastern coach house building through the existing eastern gable external wall at Lower and Upper Ground Floor Levels; (xiii) Construction of a wraparound single storey extension to the rear with a wing of new accommodation extending on both the eastern and western sides of the main house ( 205 sq.M); (xiv) provision of a covered external verandahs to the proposed rear single storey extensions; (xv) Provision of a screened, external terrace to the rear at upper ground floor level; (xvi) Provision of a new, 3-storey extension (69 sq.M) to the rear south west corner of the main house, containing a double height Sitting Room on the Lower and Upper Ground Floor Levels with a new bedroom and en-suite provided at First Floor Level; (xvii) Modifications to the main roof on the western side and to part of the southern (rear) pitch to facilitate the construction of this proposed 3-storey extension at the rear; (xviii) Modification of the existing window ope to the half landing of the main stairs from Upper Ground to First Floor, located on the eastern gable; (xix) Provision of a new opening to the existing western gable wall of the rear reception room at Upper Ground Floor level; (xx) Relocation of the en-suite to the back wall of the existing front western bedroom at First Floor Level; (xxi) Provision of a family bathroom to the existing rear western bedroom at First Floor Level including relocation of the bathroom door; (xxii) Installation of a breathable insulated lime render to external walls at Lower ground floor Level; xxiii) Replacement of the timber palisade fence to the southern boundary to the rear garden with a 2m high coursed, solid granite wall to match existing boundary walls; (xxiv) Repair and draught-proofing of existing sash windows and provision of new, slim glazed double glazed units to the existing sashes; (xxv) Re-felting of the existing slated roof of the main house including renewal of leadwork and flashings; (xxvi) New hard and soft landscaping to the front and rear gardens, SuDs and foul drainage, and all ancillary works necessary to facilitate the development.
