The proposed development comprises a residential scheme of 96 no. dwelling units in a mixture of 2 storey and 2 storey plus dormer houses and a 3-storey duplex apartment building (GFA approx. 11,854.4 m²); and provision of a single/two storey childcare facility (GFA approx. 392 m²), including outdoor amenity space, 24 no. car parking spaces, a bike shelter accommodating 10 no. bicycle parking spaces, and a bin store (13 m²). The 83 no proposed houses shall comprise of 63 no. 2-storey 3-bedroom houses, and 20 no. 2.5 storey 4-bedroom houses; 166 no. car parking spaces provided on-curtilage. The 13 no. proposed apartments, accommodated in 1 no. 3-storey duplex apartment building, shall comprise of: 1 no. 1-bedroom unit, 6 no. 2-bedroom units, and 6 no. 3-bedroom units; together with 23 no. allocated and visitor car parking spaces, 1 no bin store, and 2 no. bike shelters accommodating 20 no. bicycle parking spaces. The proposed development also comprises all ancillary site development works, landscaping and boundary treatment, including: 2 no. pedestrian/cyclist access points of Dunmurray Road, a pedestrian/cyclist access points off the proposed Southern Internal Link, and a pedestrian/cyclist access point off Old Road (4 no. pedestrian/cyclist entrances in total); public open space (approx. 1.38 ha); 2 no. vehicular access points to serve the development are provided off Dunmurray Road (opposite Bishopsland) and the proposed Southern Internal Link Road (between Old Road and Dunmurray Road), and undergrounding of existing electrical services. The development shall also include the provision of the Southern Internal Link Road between Southgreen Road and Dunmurray Road, including junction upgrade works at Southgreen Road, Old Road and Dunmurray Road; provision of improvement works to Dunmurray Road from a point approx. 54m north of the junction with Dunmurray Court to a point approx. 95m north of the junction with Crockanure Avenue, to provide a pedestrian path and off-carriageway cycle path on western side of the road.
