development will principally consist of the reversion of the premises (2,116 sq m) from its current use as a distribution hub to the previously permitted use as a builders’ merchants; removal of the existing mezzanine (182 sq m), and provision of two new mezzanine areas (670 sq m and 133 sq m); internal modifications; elevational changes including the provision of a roller shutter door on the east elevation and 3 No. fire escape doors on the east, west and south elevations; a canopy structure attached to the south elevation; new signage including elevational signage and an illuminated freestanding sign (3 m in height); provision of a security hut (5.3 sq m); the omission of 1 No. car parking space to facilitate cycle parking; the minor repositioning of car parking spaces; HGV loading bays; external storage; hard and soft landscaping; and all associated site and development works above and below ground. The gross floor area of the building will increase from 2,116 sq m to 2,737 sq m, and the maximum building height of 10.265 m will remain unchanged
