  1. The proposed domestic storage shed would contravene Section 1.5.10.9. Vol 6. of the Kerry County Development Plan 2022-2028 which indicates the maximum floor area for sheds/garages is 70sqm. The development itself, and by reason of the precedent that a grant of permission would set, would seriously injure the residential amenities of the area and would be contrary to the proper planning and sustainable development of the area.
  2. The proposed development at this location, by virtue of its design and scale would be visually obtrusive and would contravene Objectives KCDP 11-77 and KCDP 11-78 of the Kerry County Development Plan 2022-2028, which is to protect the landscapes of the County by ensuring that any new developments do not detrimentally impact on the character, integrity, distinctiveness or scenic value of their area or materially effect on views designated in the Development Plan. The proposed development would, therefore, be contrary to the proper planning and sustainable development of the area.
