The development will principally consist of modifications to the existing dwelling house, including: the removal of internal partition walls, rear and part of the side external walls (west and north) at ground and first floor levels and removal of first floor level; removal of the attached outbuilding; reconfiguration of internal floor layouts and reinstatement of first floor level; the removal of the existing façade boarding and reinstatement of the original rendered façade; restoration of the existing roof, and the provision of a part-1- and part-2-storey rear extension (185 sq m). The proposed development will increase the gross floor area of the dwelling house by 185 sq m, from 220 sq m to 405 sq m. The proposal also comprises the construction of a single-storey, detached, home office in the rear garden (22 sq m); hard and soft landscaping; green roof; and all associated site and development works above and below ground.
