5. Prior to the commencement of the development, the applicant/developer shall submit for the written approval of the planning authority: a) Windows: The applicant shall submit a set of drawings at 1:10, for the proposed timber sash windows. The detailing of the windows, including proposed horns and glazing bars, shall be based on those at No. 21. Sash windows shall be externally putty faced with a glazing-compatible putty. The proposed slim-profiled glazing shall conform to EU directives, shall not contain fritted glass, visible spacers, glass micro pillars, spacing dots, vacuum seals, nor plant-on glazing bars. Glass shall be clear. Draught brushes are a preferred form of draught-proofing from a conservation perspective. A detailed specification and visual samples of the proposed new casement windows to the rear extension, which shall be timber and/or steel, shall be submitted. b) A method statement for the conservation works to joinery, together with a specification and a set of drawings for the proposed timber doors at 1:10, which shall be based on surviving historic doors along the terrace. c) A methodology for the conservation repair of the threshold. d) A specification and methodology for repairs to internal historic plaster. e) A specification and methodology for the retention and protection of the culvert structure during the course of construction works. Vibration monitoring is recommended. f) A conservation-led methodology for the works to the historic boundary walls and detailed and fully annotated drawings at 1:50, cross-referenced against a photographic survey of the extant historic boundary and party walls, including details of material, sizes of stone, coursing, and mortar colour etc. The methodology shall include detail of the careful taking down of historic boundary wall elements where proposed and for the retention and protection of the remaining boundary walls during the course of works. g) 1:20 drawings of the foundations of the proposed extension, incorporating an offset that would ensure no impact (physically and in the course of development) on the historic culvert and historic boundary walls. h) 1:10 flashing details for junctions between the new extension and the historic structure together with details of all proposed finishes and materials. i) Drawings showing the location of the proposed solar panels and associated equipment such as pipe routes and/or hot water tank and the location of solar batteries, due to the potential increased fire risk associated with them. Any alarm systems that could be put in place to indicate a potential issue. The method statement should include as much detail as possible including accurate details of where the solar installations are to be located, together with details of likely impacts of the works to historic fabric, and other details such as openings, maintenance hatches, fixings and how service routes will be accommodated through the roof structure. j) Photographic samples / specifications for the flue and ventilated cap and pots and proposed cast iron rainwater goods, including the gutter to the rear elevation of the Protected Structure
