development which will consist of: (a) The construction of a three-storey, multiple occupant building, capable of accommodating various enterprise users. The office use will be as described under class 3 of article 10 part 4 of the 2001 planning and development regulations. (b) Connection to existing services within the estate including foul, watermain and surface water drainage services. (c) The works will also include: provision of a new site entrance to the existing estate access road, modification of the existing footpath, new footpaths, paving, parking, boundary treatments, ancillary structures including bin stores, bicycle shelter and all associated site development works to complete the development
